Independent mortgage broker in Switzerland. We compare offers from more than 50 banks, insurance companies and pension funds and negotiate the terms of your mortgage – in English, from our offices in Zurich and Bottighofen.
Why expats work with a mortgage broker
- Access to more lenders: Swiss lenders assess foreign residents differently. Banks, insurers and pension funds each have their own rules on residence permits, foreign income and equity.
- Clear comparison: We show you the real differences between offers and explain all conditions in plain English.
- Personal support: From the first assessment to signing the mortgage contract.
Swiss mortgage basics
- Equity: For owner-occupied property, lenders usually require at least 20 % equity, of which at least 10 % must be «hard» equity (savings, gifts, securities – not pension fund assets).
- Loan-to-value: Usually up to 80 % of the property value. The part above two thirds (second mortgage) is typically repaid within 15 years.
- Affordability: Lenders calculate with an imputed interest rate of usually 5 %, plus maintenance costs and amortisation. These costs should not exceed about one third of your gross income.
- Residence permit: With a C permit, you are generally treated like Swiss residents. With a B permit or as a cross-border commuter, requirements vary by lender – this is where comparing makes the biggest difference.
How it works
- Analysis: A clear assessment of your financing situation.
- Preparation: We prepare your documents the way lenders need them.
- Comparison: We obtain and compare offers from our partner network.
- Best rate: You choose – we support you until signing.
